Has a conversion ever gone from
apartments to condominiums and back to apartments?
Oddly enough I think The Frederick in Fourth Ward experienced change of
definition. Oddly, I say, because it is such a great location and
wonderful old building with charm in abundance...plus tax credits.
Heathstead also bounced all over the board. It is now a condominium
complex and one of Charlotte's largest.

1.A conversion is a complex originally built as apartments or even a
single family home and then converted to condominiums. Did you know
the Duke Mansion in Myers Park was once condominiums? |

3. New construction has become so expensive that it competes
unfavorably on a price basis with conversions. |

4.In some areas there are few prime locations available for new
construction. See Boxwood on Queens and just down the street,
another elegant small complex underway. Then there's Fenton Place...and
Roswell's St. Serrant. New replacing old with acceptable zoning.
Important because rezoning takes time and dinero. |
